Plenty of house plans start as napkin sketches. It’s our job to help you turn that into a home. But it’s going to take a little work and communication. You’ve got your property and some great ideas, so we start wherever you are in your planning, even if all you have is just that sketch piece, or nothing written down at all.
Our process really begins with the design interview. where we spend some time going over your vision for the home. We’ll document your goals, budget, whether you already have a builder or need a referral, and all the other things that normally come up during the design phase. From this meeting we’ll produce a preliminary design. This is usually the front of the home and the floor plan, and will be more simple or complex depending on the style and shape of the home. You’ll get time to review, make changes (there are always changes during design), and coordinate with us on making the plan exactly what you want.
Once the preliminary design is approved by you then we’ll begin work on the full construction drawings. We’ll send drawings to the floor joist provider and truss manufacturer, and work with them to ensure accuracy and prevent problems. This is also a good time for you or your builder to start some of the bidding and selection of amenities, like carpet, paint, and lighting. This is especially important when applying for a construction loan.
In a short while these efforts all come together and the final drawings will be done.
This is where we hand off to you if you’re acting as your own general contractor or to your builder if you’ve chosen one. You’ll be applying for permits, and soon the walls will be going up.
